Firefly Cove isn’t just a neighborhood—it’s a vision for what life in the Texas Hill Country can be. Tucked into the rolling landscape just outside Austin, our goal is simple: build something that feels like it’s always belonged here. We’re blending timeless natural beauty with thoughtful, modern design to create a place that feels connected—connected to nature, to neighbors, and to what matters most. At Firefly Cove, it’s not just about living somewhere—it’s about feeling at home.
Our Roots
The Story Behind Firefly Cove
Firefly Cove is a project of Sunrise Company, a developer and homebuilder with decades of experience in creating lifestyle communities that prioritize harmony, aesthetics, and real value. With a long-standing reputation for delivering on their promises, Sunrise brings a careful, proven approach to everything from land planning to homeowner experience.
We’re not rushing this. We believe in crafting things with intention—every trail, every street, every park is part of a bigger story.
Why Here?
There’s something undeniably special about this corner of Lago Vista. Maybe it’s the sparkle of Lake Travis in the morning light. Maybe it’s the hush of live oaks and limestone underfoot. Maybe it’s the way the sunsets roll in like they’ve been rehearsing.
Whatever it is, we knew this was the place to bring Firefly Cove to life. We’re building something that fits into the land—not over it. A place where the scenery is part of the experience, not just the backdrop.
Our Vision
We’re creating a community that:
Respects and embraces the Texas environment, native materials and landscapes
Welcomes residents from all walks of life—whether you’re starting fresh, downsizing, or just ready to live a little slower
Values walkability, shared outdoor spaces, and moments of connection
Will evolve intentionally over time, with input from the people who call it home
Where We’re Going
Right now, Firefly Cove is in its early chapters—but the story is already taking shape. Roads are in. Plans are underway. Builders are being selected for their integrity, craftsmanship, and alignment with the Firefly Cove vision.
In the coming months, you’ll see more amenities, more details, and more reasons to imagine your life here. But even now, you can sense it: the spark of something real, something rare.
